  1. Access control can benefit companies and buildings of all sizes.

    The area to the north of Cardiff Central train station has undergone extensive development over several years, and is preparing to house many new occupants by the end of the year. Here is a broad summary of the buildings and companies involved. 
     
    No. 2 Central Square
     
    This building has been fully let to the law firm Hugh James and Cardiff University’s School of Journalism, Media and Cultural Studies (Jomec).
     
    Hugh James will be using around 100,000 sq ft, and the university school has the rest of the office space. Their leases are for 25 years at an annual rent of about £25 per square foot of space. 
     
    Jomec will be moving into the building from mid-September, before the students enrol on September 24, and the Hugh James law firm will be moving in on October 22.
     
    BBC Headquarters
    The Foster & Partners designed building is split over five storeys and totals 180,000 sq ft. The BBC has signed up to a 20-year lease for the building with its owner Legal & General at an initial cost of around £4m a year with a rent review every five years.
     
    As is common with property deals of this scale, the public service broadcaster will have an initial rent free period.
     
    A BBC Wales spokesperson said:
     
    "Staff [approximately 1,200] will begin the move to the new building in the autumn of 2019 and it will be fully operational in 2020.”
    About 9000 square feet of space is available for retail rent. Tesco, Greggs, Boots and Pret a Manger have been lined up to occupy the space.
     
    The Interchange
     
    This building will offer new office space and 300 private residential apartments as well as a new bus station with 14 stands within a concourse area of more than 10,000 sq ft, as well as a cycle hub for 144 bikes. There are six retail units planned for the ground floor.
     
    The office and apartment space are not due to finish construction until midway through 2021, but the buas station could possibly be operational in late 2020.
     
    Above the bus station there is 100,000 sq ft of office space rising to six storeys, which is already attracting interest from potential inward investment projects into Wales.
     
    HMRC Headquarters
    The HMRC intends to move into its new HQ at Central Square in 2020, in the first phase of a public sector hub that will employ 4,000 people.
     
    HMRC, which currently has its main tax office in Wales in the Llanishen area of Cardiff, has signed up to a new 266,000 sq ft building in a major pre-let deal.
     
    The 12 storey building, which will be known as 6 Central Square, is currently being built by construction firm Robert McAlpine.
    The move is part of a property rationalisation programme which will deliver over £1bn of savings to the taxpayer, free up land for housing and reduce UK Government buildings from 800 to around 200 by 2022.
     
    No. 5 Central Square
    This new building will be on the site of St David’s House and work on demolishing the unattractive 120, 000 sq ft building will begin in January with contractor Sir Robert McAlpine. 
     
    Planning permitted, the site has been earmarked for a new 150,000 sq ft grade A office scheme and a public square.

  2. New GP centre would benefit from advanced access control system

     A health centre in Rhondda Cynon Taff will receive a £1.7m redevelopment, courtesy of the Welsh Government. 

     
    Two GP services within the same Tonypandy Healthcare premises will merge to create an integrated centre. 
     
    The government investment will increase the number of clinical rooms and create secure accommodation and private space for clinical staff and patients.
     
    The health secretary said: "Having two separate GP surgeries within the health centre no longer made sense. For one thing, a large amount of space within the building was being duplicated, which meant facilities were cramped for staff and patients, while recruitment of staff for both surgeries was also a challenge.
     
    "Our long-term plan for health and social care in Wales focuses on providing better care, closer to home. The refurbishment to Tonypandy Health Centre will do just that. I’m pleased we’ve committed £1.7m funding for the Centre, which will help improve access to local services for patients."
     
    The funding will also be used to improve the infrastructure of the building, with upgrades to water, drainage, electrics, plumbing and heating creating a modern building which will serve the community for years to come.

  3. Secure storage area needs secure access control

    Topwood, a recycling business which specialises in confidential document shredding, document scanning and secure storage, is planning a North Wales expansion after buying a three-acre site on Wrexham Industrial Estate.

    The space was previously a food production and distribution facility. It will be renovated for the secure storage required, with a capacity of more than 250,000 archive boxes.

    Tom Gilruth, director of Topwood, said: “This purchase reflects the growth we have seen over the last 4 years. It’s an exciting time for Topwood.

    “The new site will play an important part in our expansion plans.”

    DTM Legal, led by Paul Makinson, acted for the owners of Topwood.

    Makinson said: “The new site will accommodate Topwood’s growing secure shredding and recycling business and it is great news that a local company, based in Cheshire, is now expanding into North Wales.”

  4. Super-budget Cardiff hotel would benefit from centralised access system

     A budget hotel company, easyHotel, has acquired a site in Cardiff city centre in order to build an £80m “super-budget” hotel.

     
    EasyHotel owns, develops and franchises budget hotels in 25 countries. In the UK it owns seven hotels, with 702 rooms, and there are also 19 franchised sites with 1,641 rooms.
     
    The 12-bed hotel will be built at the side of a 5-storey office building, Cromwell House, on Fitzalan Place. It will be a short walk from Queen Street Station and half a mile from Motorpoint Arena. 
     
    In a statement easyHotel said: "The group announced on 30 October 2017 the acquisition of a freehold site in Cardiff.
     
    "Planning permission for a 120-bedroom hotel has now been granted.
     
    "Development work for the new purpose-built site, which is located at Fitzalan Place, just 0.3 miles from Cardiff Queen Street Station will now begin and the hotel is anticipated to open in the 2019/20 financial year."

  5. Scitech Engineering comes to Cardiff

     20 more jobs have come to Cardiff, after support from the government enabled Scitech Engineering, an engineering and construction company, to place its new office here. 

     
    Scitech Engineering was established in 2002. It provides design, engineering, construction and validation services for the pharmaceutical and biotechnology industries. They are no stranger to growth, with a turnover of 18m and over 130 employees. This move was prompted by a recent “growth spurt” in its client list, along the M4 and M5 corridors and within South Wales. 
     
    Their new office in Cardiff Gate was partly made possible by the Welsh government’s generous offer of financial support over three years.
     
    Economy secretary, Ken Skates said: "I am delighted that following an offer of Welsh Government support, Scitech has chosen Cardiff as the location for its new office, bringing with it 20 highly skilled and well paid jobs.
     
    "As set out in my Economic Action Plan, these are exactly the types of jobs we are keen to attract to Wales in order to future proof our economy and build the strong foundations that we need to ensure inclusive economic growth."
     
    Dave Grant, managing director at Scitech, said: "Welsh Government financial initiatives and support have been a key driver for Scitech to locate in the region.  When assessed against other locations, the interest and confidence shown in Scitech by the Welsh Government team provided the motivation to commit to a Wales-based site for our expansion."

South Wales Fire and Rescue Service said they took just under an hour to deal with the blaze. Three buses and a training vehicle were lost in the incident on Corporation Road.
